Who needs it
- New companies on the Professional package that do not need their own premises yet
- Founders who run the Turkish company from mainland China or Hong Kong
- Activities that do not need a shop, warehouse or production site in Türkiye at the start
- Investors who want to start operating before committing to a long office lease
What we do
- An Istanbul business address for the company, used in the formation file and tax registration
- The lease agreement for the address, which the tax office asks to see
- Receiving post sent to the company at the address, scanning it and e-mailing it to you, with no limit on the number of items
- Following the tax office's start-of-business inspection of the address with you
- A reminder of the stamp duty due on the lease agreement, which is a separate filing
What the virtual office is, and what it is not
Every Turkish company needs an address in Türkiye. When a new company starts with a small team abroad, renting a full office before there is any business can be an unnecessary cost. The virtual office in the Professional package gives your company an Istanbul business address from day one.
With this address as its seat, the company is registered in Istanbul and its tax affairs are handled by the Istanbul tax office responsible for that address. Turkish tax returns are filed electronically, so your filings do not depend on where our own office is.
The virtual office is an address with post handling. It is not a desk, a meeting room, a warehouse or a place where your employees can work.
What Turkish rules say about business addresses
We know of no Turkish regulation written specifically for virtual offices. The Tax Procedure Law defines a business place broadly, as a place assigned to or used for a commercial activity. When the trade registry notifies the tax office of a new company, the tax office carries out a start-of-business inspection of the address. Practice varies between tax offices, including on how they treat addresses based on a virtual office agreement.
So we do not promise how a particular inspection will turn out. What we do is make sure the paperwork is in order: the tax office expects a copy of the lease agreement showing the company’s address, and we provide it. We then follow the inspection and any questions from the tax office until the tax registration is settled.
The lease agreement and its stamp duty
The virtual office is documented by a lease agreement, and lease agreements are subject to stamp duty of 1.89 per thousand of the total rent for the contract term. The duty arises on the date the agreement is signed. A joint-stock company files it in its monthly stamp duty return. For other companies the deadline depends on how the company is registered for stamp duty, and we check this for you.
The Professional package includes the virtual office address but not the stamp duty filing. We offer that as a separate lease agreement stamp duty filing add-on at USD 250.
When you will need your own premises
A virtual office suits the early stage. Once you hire staff who work in Türkiye, hold stock or open a shop, you need real premises. When the company moves, it must notify its new address to the tax office, and we explain what the change involves. Your monthly filings continue under bookkeeping and tax filing. If you are still planning your company, start with company formation.

Frequently asked questions
Can we buy the virtual office without the Professional package?
No. The Istanbul virtual office is part of the Professional package and has no separate price. The Basic package, which is for companies that already exist, does not include it.
Will the tax office accept a virtual office address?
We have found no specific provision in Turkish tax rules that allows or forbids virtual offices. The tax office inspects the business address after registration, and practice can differ from one tax office to another. We prepare the lease agreement and follow the inspection with you, but the decision belongs to the tax office.
Does a virtual office bring tax advantages?
No. There is no special tax regime for virtual offices. It is a practical way to have a business address while the company is small, not a tax incentive.
Is stamp duty due on the lease agreement?
Yes. A lease agreement is subject to stamp duty of 1.89 per thousand (0.189%) of the total rent for the term of the contract. The duty arises when the agreement is signed. Filing it is not part of either package, including for the virtual office agreement; it is available as the lease agreement stamp duty filing add-on at USD 250.
Will official tax letters arrive at the virtual office?
Tax notifications to companies are served electronically through e-Tebligat, not by post, and companies must join the system. The e-Tebligat application is included in the Professional package. Other letters addressed to the company are scanned and sent to you.
Can our staff work at the address or keep stock there?
No. The virtual office is an address, not a workspace or a warehouse. If you hire staff who work in Türkiye or need to hold goods, you will need your own premises, and the company must notify its new address to the tax office.
